It's like CH13 in that it is not a liquidation, however, the mechanics are different. 

The latter is really a better mechanism for the platform in the event there are suits, but I doubt many platforms are doing it that way.

The other problem with perform->pay is that (in Georgia, anyway), a mechanic lien on a house means next to nothing if there's a first place mortgage... and once we install something, we can't just go repossess it. 

Now what I do is have a online savings with weekly auto transfers and don't look at that account or use it.  

I'm a (former) mechanical engineer, but real estate is my full time career now and I love it!

(Judging based on autos and people on porches or walking) Tenant screening I'd have to look into.

All units are connected back to the mechanical/electrical room (mostly with copper, but we used glass in our last building) where both our equipment and fibre endpoint from the ISP are located.  

Home was updated before foreclosure by previous owners...new mechanicals, new kitchen, new appliances with 4 bedrooms and 2 baths.

It needs all new mechanicals (HVAC, plumbing, electrical).
