Please don't follow the teachings of all these gurus promoting DMM.It is not the "verbiage" of the marketing material that magically does the trick.It is your ability to show how credible, trustworthy, and competent you are that drives a conversion.The medium itself (mailers) works against you. 

So, many wholesalers tie up properties in foreclosure without the ability to ever be able to close on them trying to "Flip" Them to other investors.

At the end of the day, this is one of those things where it's probably as simple as filling out the form and mailing it in with the fee, and that's all a lawyer will do for you as well, other than send a bill.

I am paid member for both software but don't want to promote them openly :) haha the first is true home valuation software but I guess their most value is finding blocks that have highest potential growth based on past historical performance and ability to forecast up to three years.

My particular issue with being FULLY invested in real estate is you still can't pay a bill with Title to a property. 

If the property is a single family home...you may be limited overall in your ability to take losses.

I do not have much interest in working as an agent for others, but see the benefit of having access to the MLS and the ability to schedule showings.

I was curious if 1) I may be incorrect about Invelo's ability to Tag not just the overall record, but the phone # as well and 2) just wanted to know anyone's opinion between the two. 

Your unfair advantage is your ability to owner occupy a place and the low down payment loan options that come with it.
