If it's the ability to raise the rent just write that right into the lease: Landlord shall have the option to respond to rising costs of operation by increasing the rental amount on each one year anniversary date.

I was at a guru event a few years back ( invited guest non paying)  and the celebrity investor guru was the husband and wife team of Flip Vegas.. so they get on stage to do Q and A  and of course everyone wants to know how they did it etc.. when in fact they get paid millions to just be the face and show up..

Sept will be my 4 yr anniversary w/ eXp Realty, and I'll be there for life.
