Well I am really just doing an update as opposed to an intro, I have kinda steered off the road of bigger pockets and other web sights trying get my contracts, I am pleased to let you know I have!!

My other suggestion would be to broaden your target market to optimize your dollar: capturing as many deals as possible.

For an optimal mix of appreciation and cash flow, I would suggest investing in Snohomish County, up to about Everett.When Seattle/Eastside does well (like right now, with tech), most of King County and South Snohomish County will benefit.When Boeing does well, most of Snohomish County will benefit.Prices have gone up substantially in Snohomish County, so another good region is South King.  

Also, having the ability to follow a topic/post would be a good feature without having to go through the web browser.

oh I see the explanation, you explain what you mean by net cap in phone calls, so is that a recognition that what is on your web site is misleading?

Right now I dont wont them to call people but I know that some of them specialize in lead generation, but I don't want the  to go to CL and just get me names and numbers bc once I had them get some information about buyers and the leads was crap.I know that not every lead is gold but I would like for all of them not to be junk.I dont wont them to cut and paste from then newspaper or web sites.

Also, Are there any web sites that can help me determine if a area is a good or bad Neighborhood?

Are there any web sites I should look at that will help me find good investments areas to focus on?  

I hit the web and stumbled across biggerpockets i have been stalking the forums podcasts blogs and webinars as much as possible but hesitated to reach out. well i couldn't have found bp soon enough because i have now stumbled upon a partnership that is willing to  finance a small multi family, and put the title in my name, in exchange for 50% of future profit.needless to say i am very nervous as a couple months of reading in no way make me a qualified investment vehicle. but i am not willing to let this opportunity to enter the field of my dreams disappear. nobody in my extended social circle has any viable knowledge in real estate. so hear i am reaching out to the multitudes of knowledgable investors here on bp. i am open and grate full for any advice and criticism on any topic and would really love to find someone who understands my market.
