Acquiring a good deal in todays market requires razor sharp underwriting. 

I suggest taking a touch of time and building a list of persons and places to connect with and market yourself as a "Shark Of REI" and present yourself as available for investors to pitch you on their deal/ strategy/ market and why you should fund their deal.

Just remember you are buying a slot in a business you have no control over.

The problem is that most of them, especially the many of the best ones, have slots that are limited to accredited investors plus a close network of people they know (up to 35) who are not accredited.

I am wondering if there are any slots left?  

Im not saying is impossible to handle those right Away, but when you are new to this aggressive, competitive market is like a little fish swimming in a pool of sharks.
