So, you would say that the two key drivers, in order to protect any unforeseen downside are the following: (1) location (*which is worth its weight in gold), and (2) crunch the numbers (*need to make sure the mortgage, HOI, capex fund, and any other incidentals are covered).

Great ideas Brian Gibbons Steve Vaughan but I found that in some areas with high traffic intersections paying a guy 50 bucks for a couple of hours holding up a colorful sign and maybe thinking outside the box having him wear a costume to draw attention and make a "call to action" to do what ever the sign says works wonders...I mean the tax guys do it as well as "we buy gold" why not us
