The company has a history, and you don't know if that history includes unknown liabilities, possible lawsuits that haven't hit the statute of limitations, or any number of things.

That might be fine, but they might be forced out of business if there is a claim, and then you’d have no sponsor there at all to manage your investment.Part of the issue here is we are in a litigious society, and the bigger you get the more you are a target for frivolous lawsuits.

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.Any lawsuits would be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced).

Having the property in a LLC in this scenario won't hurt you from a loan standpoint and it offers some additional protections against lawsuits.

It seems like a big conflict of interest and ripe for a lawsuit if the owner knew you were doing BPOs on one hand and offering presumably below market prices to buy with the other.
