You may not be able to back out of contract to save your escrow deposit and I’m no lawyer, but if you’re doing inspection and it’s totally jacked up and it can potentially clean out your account and portfolio.

I'm focusing on DIY projects and searching out the next killer deal that works with these interest rates, so when I refinance in the future, (5 year timeline is my bet) I'll be feeling great. 

What about if I self manage and drive over to the property and spend 4 hours a week cleaning it out for 3 months prior to the renovation and it being rented out?

We need a responsible person/family that can take very good care of our property as we are not after the money, but want it to be clean and for you to take it as if it's yours.

So I would think that any good cleaning company could come and do a deep clean after a 3 month stay just like you would with a LTR tenant flip.There should be a ton of cleaners in that area.

I have cleaning services and handymen/contractors and live near the property. 

@Ezra Nugroho all 3 were clean and paint. 2 had new gas furnaces from last owner, 1 had central air. all 3 had off street parking. 

Depending on the type of glue they used you might even have to get a grinder and get the floor clean again.

Me knowing I am going to clean up while watching all the low level Realtors lose their minds over these NAR lawsuits.
