Some not so obvious causes for termite that should signal taking a closer look for termites is any wood to ground contact (pressure treated lumber is not safe from the threat of termites if installed directly in the ground), foliage, siding less than 6 inches from grade,high dirt, and subtle wood piles up against the house.

Hi @Travis Franzoy the inspector mentioned that there was no attic access and like you said anything over 30 inches is required.

@Rob WiiOff hand, the minimum ceiling height of a basement to be habitable is 7 ft 6", so you're a few inches short if it is only 7 ft.

We always use a 2 inch Zoeller pump that costs about $300 and we use no less than a few 18 inch square cast-iron grates and not that hokey crap they sell at Home Depot or Lowes.Don't waste your time or money with a French drain that does leaves the water at the exact same locations and does not divert the water away from the house.

We are inching towards retirement, and our plan is to sell it within a year (we will decide by January if we will move to the area) and put the cash into 5 or 6 multifamily syndications.

Due to the rounded side, you could get some deflection along that trajectory but I am guessing it will still penetrate.Now the bottom with it's 3/7/3mm (13mm total) thickness makes it just a hair over 1/2 an inch.
