Beginning in 1996, the selection of replacement tree species for declining trees in the City's urban forest has been developed through a series of public workshops.

I have attended the 3 day workshop with fortune builders.What i can tell you from my own experience that these guys are extremely pushy.They make it look so easy, get you motivated and excited with this hope of being rich if and only if you purchase their mastery program.  

They too have costs associated with the general meetings, the occasional Saturday workshop, and the various subgroup meeting facilities.  

When I started putting together investment groups in 2001 I attracted passive money investors by putting on “passive investing g” seminars and teaching workshops at my local REIA.

As a small LTR with above-average upgrades and an outbuilding for storage/workshop, I would anticipate a minimum rent of $800/mo.

It's considered an ACCESSORY, almost like a finished workshop, shed, etc.

The workshop in the back would be a complete reno to turn into a 3bd, 2ba unit.Keep in mind I don't have any experience, and limited resources to base my numbers on, so I'm aware some of my figures may be way off.
