Those are the characteristics of an entrepreneur.

Maybe I call it anxious anticipation.Semantics aside, there are lots of characteristics that have the potential to cause others to be critical of us.

The variables include the net metering agreement available from the utility, the cost of electricity from the grid  in the area, the amount of electricity consumption by the inhabitants (annual usage), and of course the physical characteristics of the property (size/orientation/roof pitch/ type of roof/annual irradiance/shading/existing electrical panel).

So you may want to research a few more areas with similar return characteristics that have positive future outlooks (see a few of these ideas in below blogs).  

It's a decent house with paying tenants that pencils out from an analysis standpoint, however due to certain characteristics, it just doesn't align with our current investing strategy.The only reason we're considering it is because he's offered us a 20% discount on the property (from market value).

As mentioned above, I also think one of the characteristics of return that is often overlooked is length of tenancy as even when you have god tenants if you had tenants leaving each year, you then constantly have rent ready costs, vacancy, tenant placement costs.

Once again it comes down to being competant both geographically and in detailing the physical characteristics since they are the supposed professional that the public is relying upon to determine the value.

Not to put pressure on them, but to make them think about it while it is fresh in their heads.If it is on their maybe list, I ask them to name one defining characteristic of the property.
