Unforeseen things can happen but what you're describing seems like a pattern.

It is the responsibility of the tenant to ensure that they have a strategy for emergencies if they're no longer able to stay in their current home just like it is in our best interest to ensure we have a strategy to cover our mortgages in the event of an unforeseen pandemic. 

In a space like real estate where there challenges, variables (seen and unforeseen) natural thinking can be a useful way to overcome and grow. 

I have contingencies in the offer in case those unforeseen issues come up.

Since many properties have citations, how do you go about buying this properties knowing that there could a lot of unforeseen expenses down the road.

My rehab did not stay on budget at all, in fact I spent double my rehab budget due to unforeseen issues with plumbing and the drainage system (original budget was $15K (didn't think the house needed much work after private inspection) and ended up spending $30K.

There may be a dip nationwide, I just don't see Columbus going anywhere but up, barring something majorly unforeseen.
