The roof and structure looks solid, and the manager stated that they are doing an 8-point inspection/repair before they sell.It is very difficult to find comps that aren't just word of mouth from the seller, so I am still undecided.

I sent this tenant to invoice on the 15th of the month because she can only have so much in checking so she likes to pay as soon as she gets her child support.

I've been paralyzed a bit financially the past 3-4 years with some major life changes (marriage, child and many unexpected expenses/bills, nothing frivolous, murphy's law struck quite a bit...among other things) lets just say i wanted to ramp up 3-4 years ago but had to put it aside for other items on my plate that required a higher priority, back on track now.As for duplexes here - there are not good ones to choose from, rather ones I'd be willing to own very rarely come for sale.
