I found one that I liked and made some tweaks myself such as removing appreciation from the annualized return as that is not tangible until a cash-out refinace or liquidation event.It was definitely daunting but you can't learn to swim unless you get in the water.

All this can be do quickly or even by someone else and would hardly need to be tweaked moving forward so I wouldn’t equate that into any half of partnership.With that said you are bringing in most of the money so that’s a very large factor.

If your at 85% occupancy I bet your leaving money on the table.If you tweak your prices up till occupancy start to drop a little you'll likely make more money with less work.I would see what other people in your area are charging for cleaning fees on a similar property and adjust accordingly.
