If anyone could refer me to a good buyer's agent who has experience working with investors in the Atlanta market that I might be able to contact and see if they can get in touch with the listing agent, I would greatly appreciate it.

All I know is that in my experience roof stock touches base on everything you have said you do not want to do, for example “play landlord” you basically just sit back and watch the money roll in (given it is a good investment).  

However, when I got the HELOC it was my primary residence and now that it's not and it's a rental, my current bank won't touch it.

Without touching the property the appraisal came back at 103.5k.

Try to save every little penny not touch it .I still have out flow of money for college ,one more year then save it all!
