@Dave FosterSorry Dave I did not quite get the strategy on #3as I did not quite understand what is the advantage of 1031ing and then refinancing and then investing in a syndicate deal, doesn’t it suffice to just cash out refinance and invest the differential directly into syndication?

LIke a mini hedge fund. but a little more complicated than that.. and too complicated to describe on this site.. it would lead to a lengthy debate  LOL... suffice it to say when I sold last year I was a very happy camper had a nice liquidity event.
