Repairs are a rough estimate from the house needing window replacement fairly big 2 story home with old single pane windows, needs new carpet, rotten boards around windows.

The window...did you say you were going to replace it soon before or after she broke the pane of glass?

I may be wrong, so please inform me.Personally, I wouldn't rent to family because I would see it put a strain on the family relationship eventually.

My google-fu does not seem to be working today...Where can I purchase a double pane glass assembly (or whatever the technical term is)?  

It needs updated kitchens, 3 new furnaces (will replace all 3 once one breaks, they are over 25 years old each), has single pane windows, needs some new laminate flooring ect. ect.
