In my area, not only is there zoning regulations, but building regulations where 3 families are built to different building standards, such as cement walls for boiler rooms, sprinklers, fire escapes to name a few.

C class renovations are of less quality than a B  ( The  cheap Lowes Commodes vs a decent American Standard for example) and in many Indy areas the C class homes we always a C class area and the original home was built cheaply.

Example: November 2023 sold for 500kListed under foreclosure for 260k now.Photos don't show any updates or signs of any rehab being started.My first guess it these were bought as rehabs without inspection and people found severe structural issues that they cant afford to remedy, which is common with the amount of water around us on Long Island.What other assumptions or conclusions would you draw from seeing listing like this one?

I think generally the square footage minimum for most lenders is around 600 square feet - but typically if everything else is pretty standard could probably be an exception somewhere

If its bare dirt , it just needs to be raked flat , anybody can lay sod , that isnt the issue , its the 3 weeks after its been laid making sure its watered enough .
