Speaking of roofs, look at architectural shingles over the standard 3 tab, they can make a big improvement for curb appeal and not add that much more to cost of a new roof, especially if you have an insurance claim.

Hi BP Community, I just purchased a foreclosure in Walton, Upstate NY as a getaway from NYC and while I knew the roof needed to be fixed, I just found out that some areas of the roof need to be entirely replaced as they have a very low pitch and currently have shingles (Not sure why they did that in the first place).

Let me explain... a brand new 3 bed 2 bath 2 car garage home that sells for $127,900 only rents for $1200 per month.Compared to a 30 year old home that sells for $85,000 and rents for $950 per month.However, a brand new 25 year Owens Corning shingle roof, high efficiency HVAC unit, new hot water heater, Delta faucets, and local code is much more strenuous today compared to 30 years ago.Building materials are more efficient and homes are much better insulated.

I signed it.Work began and a few change orders had to be made, one for $5,350 for plumbing, electrical, hvac another for $8,000 shingles, painting cabinets, staircase, I signed both.

Shingles and decking boards.. if it wasn’t for my inspector almost falling through into the attic space I would have never known the decking boards were the old-school, super thin decking boards.
