I bet if you go looking at a builder supply or home materials recycling store you can get one for less than $50.

Seems like this makes the BRRRR method or "recycling" your initial investment in several properties pretty difficult.So is the key to have strict criteria for buying the property at below market value, and doing high-impact, low-cost renovations to raise the rent?

On the other, since I'd like to then recycle those funds into the next investment, maybe I should do a permanent refi so that I can keep accessing those funds at a lower interest rate?

& a lot of those programs always have up sales trying to milk ppl for all they got.
