This is a common Indy story, crap properties being recycled through wholesalers and flippers.

As an originator, you really don't care about the individual since you recycle the loan into an ABS at some point or sell it off in a pool.

Once that happens the property can still be refinanced, but you need a credit partner to do it.The cash just keeps recycling though, you just need a little help doing it.I don't ignore CAPEX, vacancy, etc...I just don't take it out of the cash flow.  

Recycle system allows reduction of the amount of energy and water use that occurs during each wash. 

In ANY type of due diligence when evaluating an investment, you have to ask yourself where we are in the RE cycle.

Garbage has to be haul out twice a week, on one of those day, recycling stuff, so it's three cans for garbage.

I have an odor removal business in central Florida with a wealth of information about ozone and odors at www.no-more-odor.com are machines run about 6-8 hours and i'll recycle it a 2nd time after several hours that they are off and the whole home and ac ducts are sanatized PS. just purchased first 2 investment property's buy and hold from auction.com waiting to close at least i know i can remove odors and kill any bugs with the ozone generators we utilize in the odor removal business. for smoke odors from smokers wash all services with mixture of water/vinger ozone it then repaint if needed never paint first or you will never get rid of smoke smell

Just to clarify I'm with you on the LEED being useless at the lower levels..and I'm essentially a tree hugger without the tie die.We use low VOC finishes as standard protocol on every project, we recycle almost all of our construction waste (stud cutoffs go to folks for wood stove heating, plywood scraps for shelving, paper products to recycling).

I have come across some people in RE groups that make it their business to screw the buyers in the end with unattainable terms so they can recycle the property back on the market, even brag about it.
