I have had a job for 2 years, I have a credit score of about 720 (only had the card for a little over a year) and I plan to "house hack" the property I (hopefully) get approved for.

It is like a credit card in that, if you have a zero balance then it does not count against you.

I am strongly considering the use of Cozy or Well's Fargo's deposit only ATM card for new tenants the next weeks .

Key bank's rate scares me that it is almost at a rate of a credit card and i assume it is variable and also assume rates will go up.I am not really looking for other financing options other than this for my first deal. any thoughts or suggestions are greatly appreciated. 

I would treat it as if your adding an authorized user to your personal credit card.
