Schedule Annual increases of more than 8 percent for each of the next 5 years are adding to the perception that rates are high.

Rolexes, Ferraris keep going up.They go up only because there is a perception that they can be resold for higher.

I often think it's a perception built on market forces as well.

Anyway, I will say this - Obama mastered dumbed-down campaigning and taught us that no one knows what a "$5,000 refundable tax credit" is but everyone knows what "change and hope" is because it's so nondescript that they filled in their own perception into the blanks and assumed Obama was thinking the same thing they were.

My perception of ATL is that it would also check your boxes, but is likely to be much higher entry point and more competitive.

@Don Konipol , lots of good points about the local markets – and indeed, my perception and strategy is strongly influenced by my assessment of my local market in the SF Bay Area.

I would feel comfortable referring out-of-state through this network based on the perception that folks on here are passionate about success and have the resources available to help get there.

Their perception doesn't change the fact that a contract is signed and rent is due.
