Checkin with people after they arrive to make sure everything is good with the house.

Do it right, hire the right people, and make sure you have all of your permits correctly pulled.

I would run from people like OP as an agent. 

I know most people are going to tell me not to bother, which is fine, but that's not really my question.  

The way Prop. 33 is presented ("rent is too high") I could see people voting yes on it.

Many people I speak with initially gravitate towards the "cheaper" areas because "numbers are better." 

I mentor several people, mostly those who are just starting out.
