Just recently it was announced that my county has 3500 individuals receiving vouchers; that's 3500 properties that need to be inspected yearly by the same folks who inspect new units entering the program. 

Q4 2022 was the best time to buy though, for example 3/1 in sunnyvale located next to google office listing for 999k, comp is 2Mil.Recently sold flipped in 95051 has gross profit of half million dollar just for 3/2 setup.Bay Area is the best market for everything for folks with strong business acumen, opportunity is everywhere.These homes are usually purchased long time ago and the current senior owner can't no longer maintain the house, the story is very similar from one to another.

Rgds  It was always interesting when out of state folks visit Toledo and would say our B class is there "Z class" lolI guess being born with a silver spoon causes such a judgement.But it is what it is.Toledo's "B class" has IMO been lower priced with higher cashflow than in pretty much any other market in the Midwest.Won't steal Andrew's thunder here but some decent zip codes to consider on a "street by street" basis are 43609, 43610 and 43620.Wouldn't have touched them back in the day but have been finding some decent pockets lately.43612 and 43613 is "creme de la creme" for full market value.It's a hard gig getting anything under market value nowadays.Much success 🙏👍

Smart folks know to stay out of crowded trades, and perhaps even look to short them.I see the same thing in RE investing, or really anywhere else.

But the PM will blame the quality of work from the turnkey folks. 

Or are you asking if folks on BP are doing it? 

I would recommend attending a local meetup or 2 to get a good understanding what other folks in the area are doing. 

But that being said, many times the folks you can get the best information on are going to be local to you.
