@Slim Geransar This is a very interesting thread.I primarily help investors (most of them from BiggerPockets) buy both long-tern and short-term rentals in Scottsdale, Phoenix, Mesa, Chandler, Peoria, Surprise and Buckeye, Arizona.One investor who purchased 8 LTRs in 2021 came out on a reconnaissance mission so he felt comfortable with the various areas of town that we toured.

One thing that I would be concerned about is the ROI and cash flow on properties in places like Overland Park, Olathe, Mission, etc.

Actually our team has taken a vow to not even look at the notes because our mission is bigger than picking up a good deal, we're trying to grow it into something amazing.

last I heard there were still STR licenses available except in Mission Beach (where one of my STRs that had been an STR for 23 years did not get an STR license).I think both units look nice. 

I also live here in San Diego (Mission Valley area) and my husband and I have been investing OOS in Boise for several years (I'm also an Idaho real estate agent). 

Get a Realtor on a search mission and be firm with your budget etc.
