(or just give me one large loan to cover the total of the 1st and 2nd, I have not gotten that far with the logistics of the deal yet, but I imagine that I will end up with one loan.)I guess I am just a little leery because I am getting my information from one source (the HML) and they have a large incentive for me to buy the 2nd.Any Idea why they wouldn't want to just foreclose and then sell the place themselves?  

I now work in shipping/logistics company, which can be demanding time wise but pays me all right.

Of course, the distance thing brings a unique set of logistical challenges.Two years I sold a SFR rental I owned here that was netting $75/month after mortgage, taxes and insurance.

The reason it has a high cap rate is because the property is not appreciating due to area and overall logistics of tenants in area.At the end of the day its matter of opinion.

I'm just trying to understand the logistics of all of these.  

@Nathan Paisley - don't have one yet, I'm prepping the logistics (website, bank account, llc, etc) for rei. will be one of wholesale, rehab, or rental.  

I'm considering renting to 3 young professional guys, before I've only rented to families so what was wondering the logistics of this situation.

Logistics is growing fast and shows no signs of slowing down moving forward.  

I'm not sure I have the time, energy, or resources to look at all of the inquiries.In the meantime I'm open to suggestions regarding the logistics of managing prospective tenants.Thanks @Kevin Stein for the podio suggestion; I'll check into it.  

Not being the owner of the building I felt like I would have no control and was unsure about logistics, laws, my authority, etc.
