Interests of Foreign Countries; Prohibiting governmental entities from knowingly entering into certain contracts; authorizing the Attorney General to bring a civil action; providing penalties; requiring government entities to require an affidavit from applicants before providing any economic incentive; prohibiting foreign principals from purchasing agricultural land, or having more than a de minimus indirect interest in such land, and certain real property in this state, respectively; authorizing foreign principals to continue to own or hold such land or property under certain circumstances, etc.We'll see where this goes...lots of discussions....I've really only heard 4 countries talked about China, North Korea, Cuba, Iran....and probably limiting that to agricultural purchases.Not sure how many North Koreans are buying agricultural land, but Chinese have (6666 Ranch in Texas supposedly), Saudi has in AZ. 

Just mentioned this as an example of how different things can be state by state.As always, real estate is local and you must know how things work in the location you are investing; even when investing indirectly with liens or loans.

My definition would have you, as a Licensed Realtor (which fact you make sure that all the people you are dealing with are acutely aware of), when you invest in an REO, but then change your mind by finding a different end Buyer before closing date, dutifully putting that same end Buyer in direct contact with the listing Agent, and now that you would be wearing your Buyers-Agent hat, that new improved price would be signed off between the Listing Agent and your Buyer, and the Listing Agents pre-determined Commission would then be SPLIT with you at the rate negotiated between yourselves.

Hi guys,Does anyone know how much it costs to set up a land trust.I've learned that a land trust gives you anonymity and indirectly helps to protect your asset from creditors.

I'm not 100% sure but I believe you can still be taxed on this sale indirectly by the AMT.Managing higher end rentals yourself is easier than lower end. 

I need to repaint the walls in my newly acquired unit cause it's quite patchy in direct sunlight and has a ton of holes that need filling but also has some cracking.

Would you guys say it is better to invest money in direct mail marketing or skip tracing software?

They generally are just not that educated in direct real estate investment.  

Few more points of fact indirectly, in a 30 mile radius of me right now here in The Woodlands, Texas, we have thousands upon thousands of upper middle class Mexican nationals living here that fled from those types of cartels.
