Something unfortunate is that a the previous owner poured new concrete for the foundation but it was done horribly.

Of course, this is after your due diligence, but if you buy it under a corp and discover something horrible, you can just walk away and lose whatever you put in, without being responsible for cleaning up the property or other additional costs.

My biggest scare for buying rentals with tenants already in place is that they are horrible tenants, but I guess, if they are, you just get evict them and get better ones!
