You can get some estimates from contractors for what they charge for big ticket items like to renovate a bathroom, renovate a kitchen, replace the furnace, replace the roof, etc.All wholesale deals should have free and clear title and you should be able to see the sales agreement before submitting the earnest money deposit.

Why would someone invest when they can invest in a REIT or other fund where they own shares and thus own the ground behind it.Its like the idea where people want to sell a home but not the ground underneath it and in 30 years take it back but not be responsible for anything during that time (yes you can do this commercially but not residentially).

If you're talking about single family homes/ duplexes etc. the neighborhood it's in will generally give you the risk profile.Hope this helps.

Summit county (Akron) has a much lower sales tax rate (6.75%) than Cleveland (Cuyahoga at 8%).The MLS in Akron shows homes at similar if not cheaper homes but for a good reason.

hi all i am a new landlord and got my first rental property. tenants moved in in September and October. the first month was fine but when December hit it got extremely cold and the heating is electric. due to poor insulation in the home that we did not know about the heat has to be turned very high up to keep the home warm, however since everything is electric it is causing the electric bill to be $800. the utilities are the tenants responsibility. however because of this one of the tenants has been extremely non compliant with paying rent.
