For example, when I compared it to:http://www.incomepropertiesportfolio.com/ari-prope...I see Ari Properties didn't include depreciation as a line item in their expenses.I could imagine that a huge company like Equity Residential could negotiate much better bargains with contractors and materials than I could as an individual, so their 36% operating expenses excluding depreciation seems to be in the right ballpark, in my mind.I also took a quick look at AvalonBay Communities.

The one thing I have learned, that I think all the rental proponents don't mention is that you need to figure 30%-40% of rents go towards expenses which excludes a home loan note payment.
