Just wondering how you feel about the unique challenges NOLA has relative to economy & climate change (insurance), population decline.  

They got Jared a policy that ran around $4,100 a year, which wasn’t exactly pocket change, but it felt like a workable number once he factored in the premium he could charge per night.

My main concern about actual house hacking for a few years in a row is that we don't want the kiddos to have to change schools once we relocate up there.I'm thinking about getting an appreciation-oriented duplex/triplex in a pricier market with good schools that we could stay in for several years, and saving for an actual cashflow property that'd we buy as an investment property instead of a house hack.

You DO NOT ever finance the property to a buyer/tenant with the intention or hope that they don’t stay in the property.

I do agree with everyone here that their customer service is by far the best I have ever had comparing to any other online investment platform.

What happens with the capital gains taxes if this is done ... do they just disappear forever or will I only ever need to pay them if I sell this house?
