Unfortunately he may not really be willing to sell that he just enjoys sticking it to the bank and realtors and doesn't want to give him his hunting spot.  

One on hand you want to reach financial independence/retire and/or be able to pay for your son to go to college; on the other, you want to enjoy life and give your family what they want.

If you don't have a clue join the military service, using time work on college and enjoy GI bill benefits and savings.You can buy a property with no down VA loan.

I have always used cash or checks in the past, but now I use Cozy.co and enjoy it for the most part, BUT, I did have a tenant claim online fraud and Cozy pulled the tenants deposit from my account 15 days after it was paid.

I enjoyed the forms and love the knowledge and education that everybody brings.

We enjoy traveling, spending time with friends and family, and the spending time in the great outdoors.

My goal is to buy land and build my dream home within 7 years in NC and continue building my portfolio and ENJOY life while I'm younger(ish).I do work a job, it is 4 days/week FT. 

Then use 1031s to consolidated your holdings into fewer or bigger assets or assets that are passive and enjoy life.One other note about 1031 is that it may have value with the properties you own now in that if they are not the greatest performers you can actually access more cash equity from a sale than from a refi . 

I am far from my mentor's abilities to analyze assets but am enjoying it.
