So far as I know, the lead paint rules don't really kick in so long as you don't start tearing out walls and disturbing the original paint buried under layers of newer stuff.

However do not make the mistake of settling for that tenant.... you will pay for it most likely this year when you have to evict them because they damage the property ..... disturb the neighbors ..... don’t cut the grass.....don’t shovel the sidewalk ....... run up your water bill....I could go in and on.

While I'm not a lawyer and certainly not intimately familiar with the law in MA, the information that I've seen posted in several places says that you do not have the right to cause a disturbance outside your home.

I understand people have issues with disturbances caused by short term tenants however long term tenants can be a nuisance too; and they ain't leaving.
