That guy seems like he has got a lot of energy by looking at the website for podcast and such. just by looking at it for minute, he is going way deeper in the weeds with it than I ever want to go.. plus I am not at all interested in assisting peoples living.

As you learn your market you can use the 1% rule to quickly eliminate properties or dig deeper.

I will tweak these as I get deeper into underwriting a property, but for smaller properties this system works great. 

Hello,  I am trying to get started in real estate investing and from reading this forum and learning all about the different options out there, short term vacation rentals seem to coming up as one strategy that maybe worth a deeper dive.

I think they just emotionally and mentally want the home gone.Can anyone think of a owner finance deal that would remove the wait from their shoulders, but keep me afloat for 12 months until I can get a higher rent and refinance the property?

Emotional support animal protection is meant to protect a person with an emotional or mental disability, the law is not made to punish the landlord.

A lot of investors, especially newer ones I deal with ignore the emotional aspect of their investment decisions... i.e. what is and isn't going to keep you up at night.

Why don’t you run a credit report in her to asses her default risk before any more emotional decisions are made and more money wasted
