There's a lot of things you can help out on without a license.Getting started brand new is definitely not easy, but time is on your side if you stay consistent!

I believe it would increase overall investment demand with our  landlord/tenant laws being significantly more landlord friendly than CA, property taxes not reassessing on the sale, consistent job and population growth, proximity to Lake Tahoe, and temperatures that are not as cold as Tahoe in the Winter but are cooler Sacramento or Las Vegas in the summer. 

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

Assuming that the exact same parcel (no more, no less) sold previously, and you have a copy of the prior deed from the title search that your abstractor did for you, you could copy the legal description from the prior deed, word for word (diligently).Then you'd need the seller to execute the deed in a way that is consistent with West Virginia law.

The for sale market may not get as high as your husband thinks, but the rental demand will be consistent to increasing for the next 5-7 years. 

Monthly expenses $390 a month I am going to pay a one-time fee to find a renter with property mgmt so I am not paying a monthly fee, i would like to hire handymen instead of a consistent property management fee but I am a novice so please inform me!
