Cap rates and other commercial factors aren't used much for single families and even for duplexes.I was simplifying things; there are actually 24 doors (12 duplexes) with on-site management and I'm considering buying the whole complex, and all dollars are proportionally much larger.

If anything, that would be the opposite of amortization where the payment stays the same while principal and interest increase and decrease in inverse proportion to each other, their sum total being the amount of the payment.So, I'm a little less confused about your meaning, and I agree that some tend to leave it out their calculations (even educated newbies know better), but I'm thinking there's probably a better way to express it.David J Dachtera

@Ron ThomasHi Ron, I understand that what you are saying is that, as the proportion of the household budget allocated to property purchasing costs, i.e. loan repayments etc, increases too much, then people will reach a point of being unable to afford the property.
