What challenges did you face during your conversion?

Hey @Devin Bost, it sounds like you’re facing a common challenge in managing short-term rentals remotely.

In our case we all ALREADY had all of our retirement savings in IRAs and 401Ks, so it seemed natural.

I had hoped that the natural draw of Disney etc would work in my favor but there's just too much inventory.

I would be reluctant if it were a gas station or other environmentally challenged property though). 

The biggest challenge I have right now is choosing a company to set up the homes they are all so expensive.

Single boiler serving a duplex- landlord paid water / natural gas because there's no way to split it accurately. 

Make sure the policy covers not only accidents on the premises but also any potential caregiver liability.Staffing: Staffing can be both your biggest challenge and your greatest asset.

I think since it's 'new construction' I assume it's way more complicated, and I'm sure it comes with different challenges and factors to consider, but as long as you buy it right, have supporting new construction comps, and are confident with your cost per sf analysis, you can hit your target margin - or close to at least! 

It has been challenging looking for a MLS only broker..did you do more research on your side?
