One piece of advice my grandpa gave me when showing the property to a prospect.When you are done with your showing, kindly walk them out to their car and take a peak inside and see how well kept their car is.

We can't decide if we should fix the truck (which my wife thinks will continually break, I think it might not since it's a Tundra), or my wife is strongly considering getting a job so that she can afford to buy a new car ($300 a month payments) so that we can give her paid off 2004 Acura TL to her mom to drive.I think getting a job and a new car is possibly a mistake, due to the fact that we are doing ok right now, and she could use the opportunity to go full time into real estate.

@Greg S.great point and I also bought insurance coverage but I only own the home, the car is in my parents name and I still live with them to save money so I am not sure if an umbrella policy fit my circumstance at this point in time.

Student loan interest is tax deductible, so that's less of a concern and even if the car is upside down, if the interest isn't high, just let the loan run it's course and continue to invest.

Definitely be specific when speaking with your contractors.One thing I remember reading in the past is go down and hang out at home depot @ 6:30-7am and take note of all the contractors (written on their vehicles), I did this like a week ago and in the 30 second walk to the door from my car, I took note of eight different companies!
