Land prices have gone up for residential and commercial development.Commercial crews used to work for 105 a sq ft 2 to 3 years ago to keep crews going on thinner margins and now want 120 a foot with the economy more in an upswing for commercial retail projects. 

I play both, but, I am more of what I would call a "blood" investor because i only buy "when there's blood in the streets". 

My 2024 goals are below:Mind- Consistent 10:30pm-6:30am sleep schedule (No screens after 10pm)- Meditate and journal 4x/week- Read 4x/week Body- 2x2x2/week: Cardio | Weightlifting | Flexibility/mobility- Knock out the Murph Challenge once a month (start with mile run, 100 pull-ups, 200 push ups, 300 squats, finish with mile run)- Get a full panel blood and gut health testBusiness- Net income exceeds $10,000 per month, which comes from my short term rental management/cohosting business, Host Del Casa- Host Del Casa helps 10+ good people/partners 2-5x returns with short term rentals - Purchase another investment property

Your hard work blood, sweet and tears are not respected here as of matter of fact they down right don't give one hoot about you.

Positive cash flow is the life blood that will keep your investment alive through thick and thin.  

Worst investment was in 1998 starting a restaurant from scratch, a whole lot of blood sweat & tears went into it.

Lots of people look at the profits and don't see the blood, sweat, and tears that go into it. 

The reason larger dogs make the top of the bite list is because when a small dog such as a Chihuahua is aggressive and bites you, even drawing blood, they're not typically reported because it's small in relation to a human. 

I come from an investor family, so it was in my blood and I knew it was the path I wanted to take.
