Additionally, I would suggest asking to speak with the person that will be your daily contact.Finally, company 4 is interesting given you don't see a ton of property management companies offering flat rates but at the same time they aren't incentivized to get higher rental rates due to the flat rate.In the end, I would go with who you feel the most comfortable with.

I am not sure if you are required to, but if the repaired item genuinely reduces the value of the flat but you maintain the same rent, then the tenant may be left disappointed.

Rents will go up in the Boston area every year... even in 2008 nothing really dropped, maybe they stayed flat a bit but my point being that in a few years time you will get closer to covering the payment because they always rise.
