The price points, attraction of the area, and large base of SF Homes to work with, anything that touches or is situated near I-40 shall continue to reap the benefits of being on the I-40 Line, as such Winston is no exception.

If you are buying cash obviously this makes that number go up, but then again two $125K properties are both going to need work, and will likely be in areas that are not going to attract the greatest tenant pool. 

This is what attracted me to real estate in the first place.

Even today new construction is still in a great place as they try to attract buyers and get properties off of their books, their buying terms with their lenders could immediately take this deal from not so great to a slam dunk.

The property I'm looking at is also conveniently located near a college campus, which I believe could be an attractive factor for potential renters.I’m reaching out to this community for insights and advice on a few key points:1.

The types of tenants they attract will not take good care of high end finishes.

In the end we are able to attract high quality tenants and higher rents.

You can do all the interior stuff you want, but if the curb appeal is poor, your results to attract quality renters will probably also be poor.Good Luck

Has anyone used crowd funding or perhaps a private equity reit to fund a deal in the 2 million dollar range and if so how did you set it up and make it attractive to investors while keeping it profitable on the back end to actually run and maintain the property correctly?
