I assumed she knew the general plan, but obviously she didn't.A rezoning application is $15K, and I was told there would be very little chance it happens because the neighbors would fight it like hell, and the city officials are also elected by them.There is a chance to rezone it....but it would have to be with by the person who has architect plans and wants to live there.

I have confidence that the city will continue to be inept and the permitting will get more and more backlogged while they bury their heads in the sand and/or try to pin the risk on the architects with their "shortcut process."

Architects say their phones are ringing again, concrete suppliers say they've remained steady since last August, etc etc.It's either a good to start pushing spec projects again or perhaps we're getting close to times where banks release some more inventory.
