We've certainly seen a dramatic slow down in real estate investor applications over the past 90-120 days.

This is why we use tech tools and than a human disseminates it and adjusts it to a real world applicable strategy and actions. ai still does not have command of human emotions, and until it does, ai won't have command of how these things fully work and how to best navigate them.

If it just doesn't look nice, will it stop most of your applicants from wanting to rent?

Obviously it depends on the comps, but generally speaking over improved properties don’t necessarily bring in very much more rent (maybe 5% more), but they do get more applicants and rent quicker (unless they are overpriced, then they will sit).

Our rental application says it will be required upon lease signing, so they know in advance if they will agree to purchase it or not.

For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.
