Check the local banks and credit unions. 25 year amortization is more typical for a loan that size so I would make sure 30 yr am is accurate.

and I know that is accurate because 3 identical ones in the complex sold for that.   

The only accurate way to pull equity, in my opinion, is for the house to be appraised and then calculate the equity based on the appraised value (not the purchased year and price). 

All the numbers are accurate except the CoC return.

The absence of actual square footage makes it difficult to check to see if the rental prices listed are accurate.

There is no way to accurately estimate rehab costs without seeing a property in person and inspecting it.

I feel the market is gambling.

There is nothing you can put in your spreadsheet to account for that in any reasonably accurate way.There's a reason the locals aren't all over this deal, unless you are unusually lucky.

I actually wasn't accurate enough in my post above - it'll cashflow for us within the next year or two, it just needed lots of repairs over the last few years (bought as a fixer-upper, built in late 1800's).   

I prefer the Redfin app for more accurate info and better search capabilities than Zillow, but it’s not available in all areas.
