Many local jurisdictions (Seattle, tacoma, bellingham,  king county,  etc) also have local landlord/tenant rules.

When I hear success stories on the podcasts of investors like Dawn Anastasi buying properties for $35,000 and renting them out for $700 a month or Ryland buying properties in Tacoma for $65,000 it definitely has enticed me to look outside California.  

We are aim the Tacoma/Olympia area of Washington State.

Our friends asked us to manage their two waterfront properties in Tacoma, WA; Mid term rentals, Furnished Finder.  

There was a time when Tacoma, WA was regarded "sketchy" (some people still do) but now it's one of the most desirable places to invest even for those out of state.

I know that I'll have to apply for a permit with the city of Tacoma for the ADU and that it'll have to be "up to standards with a duplex".
