I live 30 minutes outside Milwaukee in rural Waterford, south west of Milwaukee.

Your tract naturally slopes southwest toward the point of that triangle, which would be difficult to build inside anyway.I think there's a required 20' perimeter buffer when commercial is adjacent to residential of any kind (SF, MF, etc.) but I need to refer to the UDO.

Then look at the Southwest Beltline neighborhoods to buy.

I'm mostly marketing southwest of the city, but if anything comes in to me online I'll reach out to you for sure.

Any advice on finding a 4plex in southwest(berwyn,cicero, oak park,forest park,north riverside) suburbs of Chicago?

If its CA or some other southwest State then it sure will.
