Hi @Mike D'Arrigo you're right and that's not fair of me to lump ALL turn key providers into the same pot. 85% of real estate agents aren't worth their weight.

I learned to never rent to family..... one unit got complete trashed after the property management we hired to keep the peace was forced to give them notice to vacate after they refused to get rid of their pot farm they had growing in their basement & it was about a $15,000 lesson.

If now or near-future cash flow isn’t the goal, then a cash out may be better-gives you lower cash flow but a long-term stable, lower rate on a pot of money to use on subsequent properties.
