Hi @Mike D'Arrigo you're right and that's not fair of me to lump ALL turn key providers into the same pot. 85% of real estate agents aren't worth their weight.

I learned to never rent to family..... one unit got complete trashed after the property management we hired to keep the peace was forced to give them notice to vacate after they refused to get rid of their pot farm they had growing in their basement & it was about a $15,000 lesson.

A simple transaction where they walk away with a pot of cash is much simpler, and no risk... 

Use our pots/pans/cooking utensils, add on charge.

Try to add a little color to the front photo, even if it is silk flowers in a pot. 

If now or near-future cash flow isn’t the goal, then a cash out may be better-gives you lower cash flow but a long-term stable, lower rate on a pot of money to use on subsequent properties.

So, at the end of 5 years, after I sell the property, my final net is positive and it’s close to 80% ROI.
