Zoning, insurance and the Fire Marshall are areas of MTR where it is much better to ask permission than forgiveness.With that said, PadSplit should have someone who can guide you in what is allowed in the area if they serve it.

STR's can perform even better as you know but its all about location and timing.

I would look for a bunch of Sub To Deals with 2-3% interest rates ...... then rent out for cash flow and huge equity build up when rates are really low (check out amortization schedules and compare 2-3% vs 6-7% with the same balance and length of time - check out the principal portion each month - the lower the rate the higher amount goes to principal PLUS better cash flow).

Treat your family private lender like (or better than) any other private or HML: promissory note and lien recorded against the property.

I am telling them and anyone who wants to plant substantial amounts of cash into a PPR fund that they better understand the risks and ask PPR the questions I pose (and more!)
