I'll always love RE and have my eye on 28 or so specific units, but sometimes 'diversifying' into an easy chair is ok for a while, too.

I've been in a very technical IT role for 12 years and I'm trying to blend technology with my RE portfolio/strategy. my personal opinion  out of state investors have no business buying D class at any time.. and certain C s may or may not work.Locals make it work because its their J O B they are there to watch them like a hawk they know exactly what they are doing and were to buy and not buy.. you simply cant do that from your arm chair. 

I sense my off-market sellers are starting to look for a chair overall. 

But when it busts, you don't want to be the one standing without a chair. 

It's just musical chairs with people moving from one unit to the next.

One of my good friends' is in this boat -- they're a 1099 barber renting a chair from a couple of local high-end salons.
